What’s included
Two-phase process: concept planning, then permit documentation — building design, general MEP layouts, and structural coordination

Custom building design with five rounds of revisions, then a coordinated permit drawing package for your jurisdiction. Drafting and design documentation—this is not licensed architecture.

ADU design & permit set includes:

PDF, CAD/DWG, and high-resolution exports included. Typical turnaround 4–8 weeks depending on scope.
  • Five rounds of design revisions (custom building design included).
  • Phase 1 — Concept planning: study-level layouts, elevations, and design direction before detailed permit drawings.
  • Phase 2 — Permit documentation: complete permit-ready drawing package (building plans and sheets coordinated for submittal).
  • General MEP layouts (not engineering calcs) sufficient for typical ADU submittals.
  • Structural scope coordinated and included in this pricing.
  • Lighting & electrical design plan (does not include electrical load calculations).
  • 3D massing views to help you visualize the ADU volume and form.
  • PDF, CAD/DWG, and high-resolution image exports of your permit set.
  • Typical turnaround between 4–8 weeks, depending on scope and city review timing.

Final permit approval always depends on your city’s specific checklist and review comments.

How an ADU Can Increase Property Value (informational only)

  • Adding an ADU creates an additional housing unit on your property, which may support market‑rate rent for a studio or one‑bedroom unit depending on your local rental market.
  • Many homeowners evaluate ADU projects using a simple income comparison, looking at potential annual rent relative to total project cost. In some markets, small ADUs can generate strong rental yields compared with construction cost.
  • When a property is later sold or refinanced, the combined home + ADU is typically evaluated based on comparable sales and local income expectations. Stabilized rental income can support higher overall property value.
  • Actual value, rent, and financial outcomes depend on many factors, including your address, zoning rules, design, construction cost, financing terms, and the local real estate market. The examples above are general illustrations only and are not a formal appraisal or investment recommendation.

Frequently asked questions

Straight answers about permit documentation, coordination, and how we work with homeowners.

Do you provide permit-ready plans?

Yes. Depending on the project scope, we provide permit-ready architectural and MEP documentation packages, with optional structural coordination.

How does payment work?

ADU permit set fees use two payment milestones on your calculator total: 60% retainer at checkout to start the project, and 40% prior to permit submittal (invoiced when you reach that phase—you’ll receive a payment request on your dashboard or by email). The project is marked complete only when the city approves the permit, not when the final payment is received.

Can I stop the project early (termination)?

Termination: Work may be stopped at any time at your request; however, payment is due for work completed at the time of stoppage, together with reimbursable expenses then due and all terminal expenses resulting from such stoppage. See Terms & Conditions (Section 15).

Do you offer structural engineering?

We coordinate structural engineering through licensed professionals when required. Structural services can be included or excluded depending on your project needs.

Do you work remotely?

Yes. We work with clients remotely across multiple jurisdictions and coordinate digitally throughout the entire design process.

Can you help with city comments and revisions?

Yes. We coordinate responses and revisions throughout the review process until the permit phase is completed.

Do you take every project?

No. We prioritize projects that align with our workflow, communication style, and design approach to ensure the best experience and outcome for both sides.

What information do I need before starting?

Property address, site information (if available), inspiration images, goals for the project, and any existing plans or surveys you may have.

Can I start with design analysis before committing to a full permit set?

Yes. Many clients begin with a preliminary design analysis to explore layouts, feasibility, and overall direction before moving into permit documentation.

Do you provide construction services?

No. We focus on design and permit documentation. Clients may work with their preferred contractor or builder.

How long does the process take?

Every project is different. Timelines depend on project complexity, responsiveness, revisions, consultant coordination, and city review durations.
